Tomorrow night (5/29/24) at 6:00pm begins the final determination of the future of our Upper Providence Township Community.
Either the BOS will vote to deny or approve the Proposed Zoning Text Amendment that has been presented by Royersford Holdings, LLC and NVR homes. As currently written, this proposed text amendment would allow upwards of 880 homes ( 5 units per acre), which has been written as a MAXIMIUM allowance. Nothing in the text amendment says 600 units as the "word" of the developer. The sketches presented to the township are different and continue to be vague - as Parkhouse Friends has discovered in the RTK requests. ( See attached Text Amendment and SKETCH).
This proposed text has some variable language in it that appears on face value to benefit the township, however, the guidance we've received and upon thorough review from land planning experts, clearly shows this amendment to benefit the DEVELOPER ONLY. The text allows for 25% open space - NOT 50% as the developer " will donate". (See COMPARISON ZONING TEXT highlights)
We voted for our BOS based on the NO ZONING CHANGE, and believe that the bullying tactics of legal threats by Royersford Holdings. We need to support our BOS to STAND STRONG and follow their convictions and not fall to the pressures of the land owner.
